Do It Yourself Program

This is a For Sale By Owner plan. A flat fee of $450.00 up front will be charged to list a house on the Northwest Multiple Listing Service (NWMLS). You the seller will determine any sales office commission to be paid. All offers will be presented directly to you the seller. NO LISTING OFFICE COMMISSION will be paid. Your Choice Real Estate NW will provide a lockbox, sign and post. Sellers phone number will be on the sign. Your Choice Real Estate NW will provide a CMA (market analysis) to assist you in pricing of your home. All status updates or price changes provided free of charge. Disclosure forms provided free of charge.

Do It Yourself Program is non-refundable and can be cancelled at any time by seller. Do It Yourself Program can be converted to a full service listing at any time. Conversion to a "Money $aver Program" will be discounted to $650.00. All other terms and conditions will apply. This program is good until the home sells or you the seller cancels it.

Terms and Conditions

Do It Yourself Program: $450.00 up front fee is non-refundable. Any selling office commission offered is to be determined by seller. The Do It Yourself Program is a For Sale By Owner program and incorporates NWMLS Form 1B Exclusive Agency Sale and Listing Agreement.

Money $aver Program: $895.00 up front fee is non-refundable. 3% listing agreement is non-negotiable. 3% commission to be split as follows: 2.5% to selling agent and .5% to listing agent upon completion of sale. $895.00 up front fee is considered commission paid for services already provided at time of completing listing agreement. These services include but are not limited to, Comparable Market Analysis (CMA), flyer design and printing, 50 full color fliers, post and lockbox installation, listing input into MLS. Any additional marketing provided is at agent’s discretion and is not to be construed as company policy. Example: additional flyers supplied, any print advertising for agent’s own marketing. There is no expiration of this agreement (Money $aver Program) so long as any extensions run concurrent.

Cancellation policy for Money $aver Program: Can be cancelled at anytime. If seller changes mind and decides to re-list the property within 21 days there will be no charge. If seller changes mind and decides to re-list after 21 days but still within original contract expiration period a fee of $250 will be charged. If the listing expires and more than 21 days pass this will be considered a new agreement and will be subject to the $895.00 listing fee.

Value Program: No up front fee. 4.5% listing agreement is non-negotiable. 4.5% commission to be split as follows: 3.0% to selling agent and 1.5% to selling agent upon completion of sale. Services include but are not limited to, Comparable Market Analysis (CMA), flyer design, printing and delivery, unlimited full color fliers, post and lockbox installation, listing input into MLS and 50 new listing postcards mailed. Any additional marketing provided is at agent’s discretion and is not to be construed as company policy. Example: Any print advertising for agent’s own marketing. The expiration of this agreement will be specified on the listing agreement. Listing agent can refuse to accept a listing under the “Value Program” if at agent’s discretion they do not feel the home is priced competitively to sell.

Cancellation policy for Value Program: Can be cancelled at anytime.

Deluxe Program: One year minimum listing agreement. 6% listing agreement is non-negotiable. 6% to be split as follows: 3% to selling agent and 3% to listing agent upon completion of sale. Services included but not limited to, Comparable Market Analysis (CMA), flyer design, printing and delivery, unlimited full color fliers, virtual tour contracted at agent’s discretion, Comcast “Northwest Real Estate” On Demand ad, monthly real estate magazine ad (magazine of agent’s choice), 150 new listing postcards mailed, one open house within the first 4 weeks of listing. The expiration of this agreement will be specified on the listing agreement. Listing agent can refuse to accept a listing under the “Deluxe Program” if at agent's discretion they do not feel the home is priced competitively to sell.

Cancellation policy for Deluxe Program: At agent's discretion
